Q: Are there schools in Jensen Lakes?
A: Jensen Lakes has both a Catholic K-9 School and a Public K-9 School!

Q: When will the Lake & Beach Club be complete?
A: The lake, beach, and park are now open. The Maintenance Building is operating as the interim guest services, equipment storage, administration offices, and guest washroom facility. Design and planning of the beach club building is underway.

Q: What size is the community of Jensen Lakes?
A: Jensen Lakes is a master-planned community, and once complete, the community will be approximately 550 acres. Explore the City of St. Albert’s Jensen Lakes Area Structure Plan (ASP) and the Jensen Lakes Parks Master Plan for additional information.

Q: What is the architectural style of the community?
A: The architectural styles have been designed exclusively for Jensen Lakes. The inspiration includes: Craftsman, Prairie, Modern Beach, French Country, and Coast Nouveau.
Q: Can I buy a lot directly from Melcor?
A: All of our lots are currently being sold to our designated builders. We do periodically release lots to the public. Visit our builders or our public lot sales page for the most up to date information.
Home Owners Association
Q: Will there be an HOA or Homeowner fee?
A: There is an HOA that takes care of the maintenance of the extra special amenities in Jensen Lakes. Fees will be determined annually by the Board of Directors and will depend on the annual operating budget.

Q: What is an HOA and what does it cover?
A: The Jensen Lakes Homeowners Association (JLHOA) is a not-for–profit organization which manages and maintains the Jensen Lakes community amenities and activities on behalf of the Jensen Lakes property owners.
Membership in the JLHOA is mandatory and is automatically applied with the purchase of a home in Jensen Lakes. Yearly fees are due from each property owner secured via an encumbrance registered on the title of each property. The yearly fees will vary based on the level of lake access a resident enjoys (Standard, Private Lake Access Walkway & Lake Shore).
The JLHOA will initially be managed and administered by Melcor Developments. Melcor has established a Committee of Resident Directors who will work closely with the Melcor Directors to learn best governance practices and to represent the community. Elections occur at the Annual General Meeting and all property owners are invited to attend and vote on various items including the election of the Resident Directors.
